In 2017 Samara Region Development Corporation implements two projects, recreating the spirit of the old Samara

The second life of Romantic modernism

The Leninsky district is a calling card of Samara. That’s why the obligatory condition of construction and restoration in this part of the city is the preservation of a single architecture, when historical buildings fit into blocks of modern buildings organically. Unfortunately, as it was noted by many experts, Samara has already lost its former architectural and historical appearance. Some of the monuments are destroyed as a result of lack of funding. Another reason is mass building spot.

Samara Region Development Corporation implements two large-scale construction projects. This is a restoration of the building at the intersection of Vilonovskaya and Galaktionovskaya streets and the reconstruction of the building at the intersection of Samarskaya and Ulyanovskaya streets.

The building in Vilonovskaya Street is an object of a cultural heritage of a regional level of importance, which imposes on the Corporation the obligation to perform the works of its restoration and adaptation for the modern use. As a part of this aim it is considered to restore the architectural appearance of the building, as well as to re-establish the lost parts and the elements those are the subject of the protection: material and space-planning structure, compositional construction and decoration of the main facades, initial filling of window and door structures, floor slabs in the form of Monier arches in the basement rooms, a staircase with the original wooden fences in the form of curly balusters. In order to adapt the object for modern use, it is considered to build additional part of the building corresponding to all modern architectural and aesthetic requirements.

Corporation intends to re-establish the object that will preserve and emphasize the spirit of the old Samara. That’s why the architectural solution chosen for implementation of the project, in terms of expressiveness corresponds to the surrounding cultural places of interests. A key feature of the project is that after the completion of all reconstruction works the building will appear in an updated form, but, at the same time, it will combine the historical and modern epochs in its appearance. After restoration this building will retain its unique architectural image, executed in the style of romantic modernism. The draft project received a positive expert report of the state historical and cultural expertise and is approved by the State Protection Office of Cultural Heritage Objects of the Samara Region.

Not only the facade of the building is under restoration: a modern SMART infrastructure will be created inside in order to revive the building (elevators, climate control and lighting systems).

ОThe object of cultural heritage is supposed to be adapted for modern use and involved in commercial turnover. The renovated building will be a modern office and business complex. A unique concept of the facility use assumes office spaces, conference rooms, centers of creativity and workshops within the territory of one building.

In order to preserve this object of cultural heritage, it is necessary to perform urgent anti-emergency works. The design documentation for the dismantling of the part of the building with emergency conditions, strengthening floor slabs and foundations of the main building has been carried out and received an appropriate document of the state expertise. In the nearest future, a tender for the selection of a contractor will be announced. The development of design documentation for works regarding restoration and adaptation of the building for modern use is in the process of finalization. It is planned to begin restoration works in the first quarter of 2017.

New old building

The second object, located near the guest route, is located at the intersection of Samarskaya and Ulyanovskaya streets. As a part of the reconstruction of this building, it is planned to build a 6-storey commercial and office complex with modern engineering infrastructure.

The current dilapidated state of the building not only worsens the esthetic appearance of the historical part of the city, but it can also create an emergency situation. The building structures of the facility are in a deplorable state: the brick siding is destroying, and the internal wooden walls and ceilings are rotten. The current tasks are carrying out of urgent anti-emergency works and designing.

Despite the fact that the building does not have the status of a historic and cultural one, the architects are tasked to create a preliminary design of a modern technological building harmoniously corresponding to the development of the historic center.A careful treatment with the preserved historical urban environment will lead to high interest to it from the native residents, tourists and visitors.
